Existing Conditions
When we first saw this bathroom in this New Seabury contemporary, built in 1985, it was apparent that the space needed better design, and the original workmanship left much to be desired. The tub/shower unit was well-worn, the tile flooring was cracked, and the vanity was jammed up against the window. The bathroom lacked any actual storage. The large windows allowed lots of light but little or no privacy from the neighbors.
The Plan
One of our client’s major goals for this project was a curbless shower, which requires lowering the floor to provide space for a flush shower base. They also wanted to add a second sink which necessitated extending a wall and adding waste and water lines and we also had to move the toilet over to provide the needed space. Along with the work noted above, they wanted the textured ceiling to be smooth, and the lighting and ventilation improved. They also wanted to change the windows to privacy glass.

Design Inspiration
The client wanted a clean, crisp, and modern look for the space, which was achieved by the soft grey tones of the tile and white countertops. We suggested American Black Walnut finishes on the vanity and mirrors to compliment and add the warmth of wood to the space.
Challenges Encountered
During the framing phase of this remodel, we discovered that the copper barrel vault roof had a small leak. We suggested to our client that they contact our roofing trade partner. Due to the timing and weather, it would be several weeks before they could remove and replace the entire roof on the house which unfortunately delayed completion of the project.
When we removed the drywall and tile flooring, we found that the framing was so poorly done when the house was built, that we ended up rebuilding just about every wall inside the bathroom, we also corrected portions of the floor that did not have sufficient support.
The plumbing also presented some challenges that required some head scratching and creativity by the Carpenters to allow the Plumbers to relocate the waste and vent lines to accommodate the tub-to-shower conversion and the toilet relocation.
As the original bathroom lacked mechanical ventilation, we were required to install a new vent fan over the shower space and route the ductwork up and out through a section of roof next to the barrel vault roof. It was a tricky process that required more creativity to accomplish!
Privacy Windows
Our clients wanted to replace the existing windows with all new units. Upon inspection, however, we found that the frames were fully intact and in excellent condition. We suggested that only the window sashes and hardware be replaced which significantly reduced the cost of upgrading them to the privacy glass.
Details
We always replace the knob and hinges on the door to the bathroom to match the new hardware finish for a consistent look. At the vanity, we added an additional receptacle with a built-in LED night light. The HVAC grill was an ugly piece of metal mounted on the baseboard. We relocated the ductwork to the floor and installed a new modern floor grill. We asked our glass trade partner to install a towel bar onto the shower panel.
Curbless Shower
After enjoying luxurious hotel stays, our clients were eager to bring home the comfort and elegance of curbless showers. We transformed the space previously occupied by a plastic tub/shower combo into this stunning walk-in, door-free shower. The floor gently slopes towards a sleek slot drain nestled against the back wall. We chose a Grohe rain shower head and handheld sprayer for a truly immersive experience. Completing this fabulous shower is a comfortable corner seat, perfect for relaxing or shaving, and our signature full-width storage niche with low-profile hooks at each end.
To enhance the experience, we installed a Panasonic recessed fan/light combination strategically placed for optimal lighting and essential ventilation.
A glass panel with a return on the right side will be installed, and the homeowner plans to forgo adding a door. However, we ensured solid framing is in place should they decide to add one in the future.
Two Sinks. Ample Storage.
The original bathroom featured a single sink in a vanity that was too low and severely lacked storage space. To elevate both functionality and aesthetics, we extended the wall slightly to accommodate a longer vanity, which also allowed us to create a hidden space for an additional storage cabinet. By moving the toilet over by about 8 inches, we made room for these exciting changes.
We selected a stunning double sink wall-mounted vanity and sleek wall mirrors from Teodor Vanities, known for their exceptional craftsmanship in Winnipeg, Manitoba. These pieces transformed the space, adding both style and practicality. Alongside these upgrades, we installed a one-piece, skirted, comfort-height toilet by Kohler, known for its elegance and comfort.
To complete this transformation, we incorporated an LED backlit mirror with a floating shelf below, ensuring shadow-free makeup application and adding a touch of modern sophistication. The result?
